What is a tree report?
A tree report, or tree survey, is all about assessing and analysing a tree. The aim is to report on any care that the tree requires and managing trees in any particular space.
When a tree surgeon undertakes a tree report, they will look to spot signs of weakness, decay or disease. Some symptoms will be obvious to the naked eye. These include discolouration or thinning of foliage, out of season leaf shedding, markings on leaves or bark, insect eggs, moulds, fungal growth, cankers, wilting and stem dieback.
There are however more symptoms and these may not turn out to be so obvious. From time to time there will be things going on that could turn into problems down the line. For this reason, tree surgeons use a piece of equipment known as a PiCUS Sonic Tomograph to investigate further. This uses sound waves to spot signs of decay deep inside the trunk of the tree.
The tomogram reveals the thickness of the residual wall of the tree. Acoustic tomograms detect the risk of breakage near to branch wounds and above ground cavities. Collecting this information is non-invasive for the tree; it causes no harm to it whatsoever.
Once the condition of the tree is apparent, the tree surgeon prepares a recommendation of work where required. This could be pruning, disease or pest control or even tree removal.
What do I need a tree report for?
Anyone with trees on their land has a duty of care to make sure they are safe. This means they need regular checking. Without this, or if recommended works are not followed, a tree may go on to fall or shed heavy branches. If it does and it results in personal injury or property damage, tree owners could find themselves facing liability for compensation and damages, not to mention the potential issues of an insurance policy becoming void.
Tree reports provide peace of mind and documented evidence that a tree is safe and healthy. There are also more reasons a tree report could be required.
What are the different types of tree report?
Tree Condition Safety Survey & Inspection
This is a general tree safety survey. It covers all the trees situated in a single area and documents the number of trees, their species, height and canopy spread and proximity to property or anything important like public highways. If the area is particularly large, for example a park, events ground, estate gardens or commercial premises then the survey will usually be zoned on a risk level basis. So for example, if a section of the area is close to overhead power lines or adjacent to a public footpath then that will be looked upon as high risk.
Once the general survey is done, if any trees are deemed defective, another more detailed inspection will be undertaken using the methods outlined above.
Tree condition safety surveys are sometimes a requirement of property and / or liability insurance providers.
Arboricultural Mortgage Report
Mortgage lenders are known to request a tree report for proof that there is no risk of subsidence due to root damage. Risks like these can lead to the property’s value decreasing, placing the lender in a precarious position.

Planning Application and Development Surveys
Tree reports needed as for planning applications are multi-faceted. The first part is a British Standards BS5837 survey. This relates to official construction recommendations and seeks to achieve the best possible balance between valuable existing trees and new property development. It’s the main documentation used by local planning authorities to assess planning applications.
The Second part is an arboricultural method statement which is followed by a tree protection or constraints plan. These set out how trees are protected throughout the development. This type of report has to be highly accurate and must be robust enough to withstand cross-examination should any appeal or public inquiry follow.
